As the festive season unfolds in our charming village, we recognise the importance of celebrating without stretching the budget. Here, we’ve collated a selection of cost-effective yet delightful activities that will infuse the holiday spirit into your celebrations without burdening your finances.

If you’re looking for a property to buy in Colnbrook and the surrounding area, make sure you give the leading estate and lettings agents in Colnbrook a call on 01753 683000or email us and we’ll help you find your next place to call home.

Here’s our top cost-effective festive activity ideas from the team at S John Homes

Pop out to the local Christmas markets & events

Check out local Christmas markets or school fairs happening in Colnbrook. These events often showcase handmade crafts, local products, and festive treats. It’s a great way to enjoy the holiday spirit without breaking the bank all while supporting your community.

Indulge in a little carol singing

Look for community or church-organised carol singing events. Participating in or attending these gatherings can be a wonderful way to enjoy the season’s music and connect with others in the community.

Get crafty with a DIY decorations workshop

Host a do-it-yourself (DIY) Christmas decorations workshop with friends or neighbours. You can pool resources and create decorations together, sharing materials and ideas. It’s a cost-effective and enjoyable way to make your surroundings festive.

Host a festive movie night at home

Instead of heading to the cinema, organise a cosy festive movie night at home. You can watch classic Christmas films, make some popcorn, get cuddled up and enjoy the comfort of your own surroundings.

Layer up and head out for a winter nature walk

Take advantage of Colnbrook’s natural surroundings with a winter nature walk. Bundle up, explore our local parks, and appreciate the beauty of the season. It’s a low-cost and healthy way to embrace the festive atmosphere.

Suggest a Secret Santa gift exchange

Organise a ‘Secret Santa’ gift exchange with friends, family, or colleagues. Set a budget for the gifts to keep it cost-effective and focus on thoughtful, personalised presents. It adds a touch of excitement and generosity to the festive season without straining your wallet, and everyone gets a little something.

Throw a Christmas potluck dinner party

Host a potluck-style Christmas dinner with friends or neighbours. Each guest can contribute a dish, making it a shared and cost-effective celebration. It also takes the pressure off the host to prepare an entire meal and if you haven’t got to know your neighbours well yet, it might be the perfect excuse to get together – you might just find new friends for the new year!

Remember, the essence of the festive season lies in the joy of sharing and spending time with loved ones. These activities should provide a delightful and budget-friendly way to celebrate Christmas this year in Colnbrook.

May your celebrations be filled with the genuine warmth of our community, the delight of local discoveries, and the magic that defines Colnbrook. From the team at S John Homes, here’s to a season of joy, togetherness, and unforgettable moments and remember, if you’re looking to move in the new year our team are here and happy to assist you in your search throughout December.

As the leaves begin to fall and the air turns colder, it’s a good time to prepare your home for winter. This is a crucial time to ensure your home is comfortable and safe during the colder months, all while keeping an eye on your energy usage and expenses.

If you’re looking for a property to buy in Slough and the surrounding area, make sure you give the leading estate and lettings agents in Colnbrook a call on 01753 683000or email us and we’ll help you find your next place to call home.

In this blog, we’ll take a closer look at key aspects that you should consider to ensure your home is winter-ready and how to show it in its best light if you’re thinking of selling this winter.

Banishing the bane of condensation

Condensation is a persistent issue that plagues many homes during the winter months. It results in moisture build-up on windows, walls, and ceilings, which not only affects your living environment but can also lead to more significant problems such as mould and mildew.

Here’s how you can effectively combat condensation:

Ventilation: Proper ventilation is your first line of defence. Opening windows at regular intervals allows fresh air to circulate and prevents excess moisture from accumulating. In areas where humidity is a particular concern, such as bathrooms and kitchens, be sure to make use of extractor fans.

Wiping windows: Condensation often forms on windows. Keeping a cloth or absorbent material handy to wipe down windows when moisture appears can help mitigate the issue. You can also slightly open windows on a secure latch to maintain a controlled flow of fresh air.

Seek professional guidance: If condensation remains a persistent issue, reach out to a professional for advice and assistance. They may offer solutions and recommendations to improve your home’s ventilation and insulation.

Efficient heating systems for cost-effective warmth

Maintaining a comfortable temperature in your home during winter is essential, but it doesn’t mean you have to break the bank on heating bills.

Here’s how you can maximise your heating efficiency while reducing costs:

Set the timer: Instead of keeping your heating system on full blast round the clock, use a timer to maintain a comfortable temperature during specific hours. This approach not only saves on energy costs but also ensures that your home remains warm when needed most.

Safe hot water temperature: Reduce the temperature of your hot water to a safe level. This prevents scalding and conserves energy by reducing the need for additional cold water to regulate its temperature.

Proper ventilation and maintenance

Effective ventilation and regular cleaning are essential for maintaining indoor air quality and preventing the build-up of mould and grime.

Here’s how to ensure your home remains fresh and clean during the winter:

Utilise extractor fans: If your home is equipped with extractor fans, make sure to use them in smaller rooms, particularly the bathroom and kitchen. These fans efficiently remove excess moisture and unpleasant odours. However, it’s crucial to keep the fan clean from dirt and dust to ensure optimal functionality.

Post-shower clean-up: After a shower, make it a routine to wipe down the walls, mirrors, and shower screen. This simple yet effective step can prevent mould growth and grout discolouration, keeping your bathroom fresh and clean.

Preparing your home for sale this Winter

Selling your home during the winter months can be a unique challenge, but with strategic preparation, you can make your property stand out in the market.

First and foremost, it’s crucial to create a warm and inviting atmosphere, as potential buyers should feel comfortable and cosy when they step inside. Consider utilising soft, neutral colours, plush throws, and decorative accents like festive winter wreaths to make your home inviting.

Ensure your home is well-lit, as natural light can be scarce during the winter. Open curtains and blinds to maximise the available light, and strategically place lamps and lighting fixtures to brighten darker areas. Don’t forget to keep walkways and driveways clear of ice and any snow to make the property safe and accessible.

Lastly, emphasise the unique advantages of your home in the winter season, such as its insulation or energy-efficient features, to attract potential buyers looking for a warm and welcoming home during the colder months.

By following these steps and being proactive in your winter preparations, you’ll not only create a more comfortable living space but also reduce your energy bills and ensure that your home remains in good condition throughout the colder months.

The effort you invest now will pay off in the form of a cosy and well-prepared home that will keep you warm and content throughout the winter season, while also making it more appealing if you decide to sell your home during these chilly months.

As the summer season is upon us, it’s the perfect time to put your home on the market if you are considering selling your home. With longer days, blooming gardens, and an increase in buyer activity, summer presents a fantastic opportunity to showcase your property in its best light.

To help you make a quicker and successful sale, we’ve prepared our top tips to get your home ready for the market this summer. By following these tips, you can maximise your property’s appeal, increase your chances of attracting the right buyers; so that you can get a good offer secured on your home and be the desirable buyer in the chain.

We are the leading estate agents in Colnbrook so if you are looking to buy or sell in the area, or you are a landlord or looking to rent in the area and have any questions, make sure to give us a call on 01753 683000 or email us.

Our top tips for preparing your home for sale this summer

Boost your curb appeal

The first impression your home makes on a buyer is a crucial step to selling your home. Take advantage of the summer weather to enhance your home’s curb appeal. Start by mowing the lawn, weeding and deadheading in the flowerbeds, and trimming overgrown hedges. Freshen up the exterior with a new coat of paint if necessary and ensure that the front entrance is welcoming by cleaning or repainting the front door. Consider adding some potted plants or hanging baskets to add a touch of colour and vibrancy. Pay attention to your driveway, paths, and any steps, making sure they are clean and well-maintained.

Declutter and remove personal items

To allow potential buyers to envision themselves living in your home, it’s crucial to declutter and remove some of your personal items; such as photographs and any items that may distract buyers from seeing the property’s potential. Organise and store away non-essential items to create a sense of space and make your home appear even more inviting. Summer is an excellent time to host a garage sale, pop down to a car boot sale or donate unwanted items to charity, decluttering both indoors and outdoors will be good for your sale and also refreshing for your move.

Embrace natural light and fresh air

The summer season offers an abundance of natural light, which can make your home feel bigger and brighter. Open curtains and blinds to allow sunlight to flood in, creating a warm and airy atmosphere. Clean windows inside and out to ensure they sparkle and let in maximum light. Fresh air can also work wonders, so be sure to open windows and let the summer breeze flow through your home before showings.

Highlight outdoor living spaces

In the summer time, outdoor living spaces become a sought-after feature. Take the time to spruce up your patio or deck to create an appealing area for potential buyers to imagine themselves enjoying outdoor activities. Clean patio furniture, add some colourful cushions, and consider staging with a cosy seating arrangement. Show off any landscaping features or a well-maintained garden. If you have a pool, ensure it’s clean and inviting, or showcase other amenities such as a barbecue area, fire pit or cosy corner.

Keep it cool and comfortable

Summer can bring scorching temperatures, so it’s essential to keep your home cool during showings. Consider buying some extra fans or air conditioning units, especially in bedrooms and living areas and offering refreshments like chilled water or lemonade on very hot days can also be a thoughtful touch that adds to the overall positive experience.

Keep up to date with the market trends and mortgage rates

By keeping up to date with the latest area trends you’ll have an idea of what your home is worth and what you can do to improve your chances of finding the right buyers. As the leading estate agents in Colnbrook and Slough we can advise you on any updates you can make around the home to put you in a prime position. It is also a good idea to get a Mortgage in Principle in place so that you know what money you can borrow which will also give you an idea of the amount of money you’d accept when selling your home.

Exciting news for buyers and sellers coming from the Rightmove House Price Index.

The latest House Price Index report shows that average asking prices for homes across the nation has remained steady so far this year, while only reporting an increase of £14 (+0.0%) from January to February, and the smallest increase on record for a January to February period, an increase is a sign of a more positive housing market for the year ahead.

With this news in mind, we are the leading estate agents in Colnbrook so if you are looking to buy or sell in the area, or you are a landlord or looking to rent in the area and have any questions, make sure to give us a call on 01753 683000 or email us.

What can we take from the latest Rightmove HPI report?

There is more choice for buyers

After two and a half years of a fast-paced housing market, with multiple bidders and cash buyers lining up to buy every home for sale, we’re now heading into a more settled market. There’s still a shortage of available homes for sale, but with 48% more homes on the market than there was a year ago the good news is that there’s more choice for buyers.

More buyers ready to move

Many buyers are ready to get on with their move, it is spring now after all! The number of potential buyers making enquiries to estate agents had risen 11% in the last two weeks of February, compared to the same period in 2019, which is the last time any of us saw a ‘normal’ housing market. Buyers have returned with more confidence and more choice, although with revised budgets to accommodate mortgage rates, they are back and looking seriously for their next move.

Realistic asking prices for sellers is key to finding the right buyer

As we enter a slower market, setting a realistic asking price when first listing a property is key to finding the right buyer, contact us today if you would like your home valued with an honest opinion and expert knowledge of the local market.

Lower mortgage rates and packages are coming back

The latest data shows that average mortgage rates have fallen after the uncertainty in the months following the mini-budget. Someone looking to take out a five-year fixed mortgage with a 15% deposit would be looking at an average rate of 4.82%, compared with 5.90% in October 2022, lower rates than originally predicted for now. This is great news for buyers, as lower mortgage rates mean the potential to now afford a higher-priced home than anticipated or have more disposable income to help combat the cost of living crisis.

First-time buyers are returning to the market

More sales are being processed and agreed now than at the start of this year. First-time buyers were hit hardest by the rapid increase in mortgage rates, and with many packages being removed from the market, caused havoc for many property chains. First-time buyers returning to the market with the confidence to make a purchase is a positive sign for all, allowing sellers to continue to chase their next dream home, ultimately keeping chains moving nicely.

If you’ve been thinking of selling your home, you might be thinking you’ve missed the boat and considering waiting until spring. However; we say don’t wait that long! If you’re worried that autumn isn’t the right time to get the wheels in motion, here are a number of reasons why now is a great time to sell and how to present your home to potential buyers. Don’t wait for spring to come, take a step forward now and be settled yourself by spring.

We are the leading estate agents in Colnbrook so if you are looking to buy or sell in the area, or you are a landlord or looking to rent in the area and have any questions, make sure to give us a call on 01753 683000 or email us.

Why now is a good time to put your home on the market

Buyers tend to have a move date in mind

Autumn has arrived and so comes along all of the plans and thoughts for Christmas and the new year. Many want a new home in time for Christmas or to start the new year with a new house to make a home. We’ve had a busy summer; many people book in curious viewings as the days are brighter and warmer, and the get up and go is easier. When you get to autumn you get the more serious buyers, with a time frame in mind, that tend to book viewings on properties that they are more likely to offer on. The days are shorter so time for viewings is more precious and so is the focus on the end goal.

Number of homes coming onto the market is quieter than during other seasons

Spring is known as the busiest time for our industry for homes coming onto the market, so take advantage of the quieter months by getting your home listed and more easily seen by buyers keen to move for the new year. Buyer demand is still present, there are many people looking for the same properties so competition is still very high vs number of properties available. A new home on the market that is presented well stands out to the buyer.

How to present your home

Presentation is key for encouraging buyers to picture their lives in your property. It’s getting cold outside; the trees are turning a range of beautiful golden colours and the air is feeling cooler, so it’s time to invite people inside. Spring and summer sales are really focused on the space of the garden, how open and airy the home is, when it gets to autumn people are looking for the cosy factor, and you can do many things to make your home warm and inviting.

First impressions count

When the buyer first arrives at your home the exterior creates their first impression. Gathering up leaves, cutting the lawn, clipping back trees, and trimming of dead heads, and ensuring that the garden is tidy sets the perfect tone before they even reach the front door. Another top tip is to hide the bins, this can be done with housing for them or finding a different place for them to be stored so that they aren’t the first thing that a buyer sees. If you don’t have much choice in where the bins go, ensure that they are clean, tidy and numbered neatly.

If you’re having viewings in the early evening ensure to light up outside, and make your house number/name easy to see so that the buyer hasn’t found it hard to locate you, creating a feeling of stress before they’ve reached your property.

Going the extra mile

If needed you may want to consider cleaning your cladding or repainting, ensuring that a fresh exterior greets the buyer. Check your guttering too, autumn brings lots of fallen leaves and heavy rain so you don’t want blocked gutters to steal the focus.

Ensure to replace any old door mats as wiping of boots is likely to be essential before stepping inside and the feel and look of a mat is likely to be noticed during this season. Your front door is the ideal place to add your first touch of autumn, by hanging an autumnal themed door wreath.

Warm and cosy on arrival

Your buyer will be coming in from the cold so they might not necessarily want to take off their shoes if they are feeling a bit chilly, by providing shoe covers is one way to protect your home but to also make them feel comfortable to explore your home if they wish to keep their shoes on.

Heating your home, while we know that energy use is in question a lot at the moment, being smart with your heating can set the tone when stepping inside. You don’t want to be too hot that they need to escape, and you don’t want to be too cold that they can’t relax, so plan your heating or your log burner to reach the right temperature before your buyer arrives and they are more likely feel comfortable enough at the door to remove their shoes.

Think orange, brown, and setting a welcoming tone

We’re talking about autumnal colours, bringing the outside-inside in many creative ways; pumpkins, root veg, fallen leaves, spices. Fruit bowls can be refilled with autumnal themed vegetables, vases filled with leaves and twigs, while scented warm glowing candles can add to the ambiance to the room.

Orange, browns and neutral colours can be easily added through cushions, throws, cosy rugs and layered bedding. Getting the lighting right is essential for this time of year, especially on a darker day. Carefully placed lamps, candles, and mirrors, are useful in brightening up areas of your home.

Clean your carpets and dust down your home

After all of the coming and going of summer, flip flops, bare feet, and pets running from outside in, can dull your carpets. A clean carpet can be seen and felt by buyers. It is also a good time to declutter and show as much floor space as you can.

Cobwebs are great for Halloween but not great for selling your home. Dusting down corners, behind and around doors, and wiping off table tops and televisions can help to provide a cleaner glimpse into living areas, as your home and furniture will sparkle.

Also known as an “Agreement in Principle” or “Decision in Principle”, it is an initial agreement from the lender that will give you an idea of how much money they are willing to lend to you as the buyer for a mortgage, and at what rate.

If you’re thinking now is the time to get onto the property ladder, or move to a new home, you’ve probably heard the term “Mortgage in Principle” mentioned. While there is no law here in the UK that a Mortgage in Principle is compulsory to buying a new a home, there are several reasons why many on the lookout for their next mortgage will reach out to get a Mortgage in Principle from a lender, before they pop the application in for a full and legally written Mortgage offer.

If you’ve heard of the term but you’re not quite sure what it is, we’ve decided to cover it in our blog to help you to decide if it’s something worth doing now. Remember, we are the leading estate agents in Colnbrook so if you have any questions, or already have your Mortgage in Principle in place and want to buy or sell in the area, make sure you give us a call on 01753 683000 or email us.

What is a Mortgage in Principle?

Also known as an “Agreement in Principle” or “Decision in Principle”, it is an initial agreement from the lender that will give you an idea of how much money they are willing to lend to you as the buyer for a mortgage, and at what rate.

The figure that they are able to give you is given based on documents and information you are able to provide to them about your situation along with the rates within the market at the time. While they will provide you with an amount you are likely to be able to borrow, it is important to keep in mind that the final mortgage offer will need to be underwritten legally before a formal Mortgage Offer can be made to you, this is just a very good guide to get you started in your search.

What documents do I need to supply to get a Mortgage in Principle?

You’re likely to be asked for a quite a bit of information on your financial position and lifestyle, however it should be fairly easy for you to get the documents together. The lender may want to see a number of recent payslips, your bank statements and they will want to confirm any credit agreements, utility bills and ask questions about your lifestyle, they will also want to know your previous addresses. If you are self-employed it is a good idea to have an accountant review and present your income and expenditure information to confirm your affordability.

Do I need to get a Mortgage in Principle?

As mentioned above, it is not required by UK law but it is helpful to you in a number of ways when buying a new home, and can help speed up the process for you.

Firstly, it gives you a figure to work with and begin your property search knowing the budget you’ve got to play with, without the risk of offering on something you can’t afford. It can also be a good indicator that you can meet the mortgage providers criteria as you will still need to pass affordability checks before being issued with a Mortgage in Principle.

By having a Mortgage in Principle figure in place will show your agent and the buyers and sellers in the chain that you are in serious position to be able to move. Getting a Mortgage in Principle is a much quicker process than the full mortgage application, which can allow you to get on with offering on homes, knowing what you need to accept on your own home if you’re already a homeowner, and can also speed up the application for a full mortgage as your lender will already know of you.

Once you have decided that you want to move, the sooner you find a lender or a Mortgage Broker, and apply for a Mortgage in Principle, the better position you will be in. Most lenders will offer the agreement free of charge, so it should not cost you anything to get yourself in a good position to get looking for your next home. If you’re unsure of who to go with, you can also check in with a Mortgage Broker, who will be able to confirm any additional costs for their time in helping you to find the right lender. Most agreements will last 60-90 days, it does vary by lender so ensure to ask them about this. If you haven’t found a property in time though, don’t worry too much just apply for another agreement and it should be fairly straightforward unless anything in your previous application has significantly changed.

Will a Mortgage in Principle guarantee that I can get a final Mortgage Offer with the lender?

A Mortgage in Principle will give you a strong idea of what you can afford however, many more in-depth checks are made when applying for a full Mortgage Offer, so ensure to be completely honest when asking for a Mortgage in Principle so that there isn’t likely to be anything that can pop up and surprise you when you go for back to get your Mortgage Offer.

You can still be rejected for a Mortgage in Principle, reasons could include a poor credit rating, being in debt or overspending on credit cards, moving jobs a lot, not having the accounts available if you are self-employed, low income or not enough of a deposit. While it may not be great to hear you’ve been rejected it can be good thing to know how you can make changes now before you make an offer on a property, or put in for a hard credit search through a full mortgage application. The number of hard searches that are done on your credit file can also affect your eligibility. Always try to find out why you were rejected before applying elsewhere, other lenders may provide you with an offer but it is good to know, and try to fix the issue, before you reapply.

If you’re not sure if you’re likely to get a Mortgage in Principle, speak to a Mortgage Broker.

While it may cost something, a good Mortgage Broker will have knowledge and access to a number of lenders and deals that may not be available to the public. While it may cost a little to do so, it can save you a fair bit over the full length of your mortgage term, if you think repayment is likely to be over a few decades.
